Project Process
Yes. GW Pacific Builders manages the full permitting process for construction projects in Reno, Sparks, Carson City, Washoe County, Douglas County, and other Northern Nevada jurisdictions. We are familiar with local plan check requirements and work proactively with building departments to minimize permitting delays.
Changes to the original contracted scope of work are handled through a formal change order process. We document the requested change, provide a cost and schedule impact assessment, and require written authorization before proceeding. Change orders are a normal part of construction — we manage them transparently so there are no surprises on cost or schedule.
Yes. Mechanical, electrical, plumbing, and specialty trades are typically performed by licensed subcontractors coordinated by GW Pacific Builders. We maintain established relationships with quality Northern Nevada subcontractors and manage their work as the general contractor of record. You deal with one company — us — regardless of how many trades are on your project.
Payment schedules are established in the contract and tied to project milestones. We do not require large upfront deposits. A typical payment structure ties draws to completion of defined project phases. We provide lien waivers with each payment draw to protect your property from subcontractor liens.
Yes. Every GW Pacific Builders project is governed by a written contract that specifies the scope of work, project schedule, payment terms, and change order process. We do not proceed without a signed contract and we encourage clients to read it carefully before signing.

We are also licensed in California for projects in the Lake Tahoe basin and Sierra Nevada corridor.

Pricing and Timelines
Construction costs vary significantly based on project type, size, finish level, and site conditions. Commercial ground-up construction typically runs $150 to $350 per square foot. Custom residential construction ranges from $250 to $450 per square foot depending on finish level and complexity. Tenant improvements and remodeling projects vary widely. The most accurate way to understand your project cost is to request a free estimate from us directly.
Timeline depends on project type and complexity. Simple tenant improvements may take 6 to 12 weeks. Ground-up commercial construction typically runs 6 to 18 months. Custom home construction is generally 10 to 16 months from groundbreaking. Permitting adds time at the front end of every project. We provide a detailed project schedule as part of our estimate process.
Reno's high-desert climate allows for year-round construction in most cases, which is an advantage compared to higher-elevation mountain locations. Winter conditions can affect exterior work and concrete pours during cold snaps, but the Reno basin rarely experiences the extended construction shutdowns common in areas with heavier snowfall. Tahoe-area projects have shorter effective construction seasons.
